    Why Staging Your Home May Get You More Money

    Buying a home is an emotional time because people are not just purchasing a home; they are buying a what they have thought about for a long while.

    If you can help them see the home as it will be when they move in they don't have to rely on their imagination You may find it hard to believe but a properly staged home will get more offers and fetch a higher price.

    Staging is simply outfitting a home with furniture and other items so a potential buyer can see what it might look like after they purchase the property.

    Do not look at staging as some underhanded way to unload property. It's simply taking advantage of the same principles of marketing as a furniture store does when setting up complete rooms in a store.

    The industry makes impressive claims for staging: A poll of 2,000 real-estate agents found that staging typically costs from $262 to $1,389 and adds from $2,475 to $2,941 to a homes selling price - an excellent return on the cost of staging.
    A San Francisco seller spent nearly $4,000 on staging. "I absolutely feel like it was worth it," the owner said after the sale. "The staging vendor transformed my place from my daily living place to a show case.

    The Wall Street Journal on April 30, 2003, reported that "staging speeds up sales in a sluggish market and can bump up prices from two percent to ten percent in a moderate market..." Real Estate agents understand that a feeling of spaciousness and hominess can move homes faster and add as much to the final selling price as a mountain view or a three car garage.

    Staging is not necessarily pricey. In fact, a high price tag - say, $5,000 for staging an entire house - may indicate low creativity on the stagers part. Anyone can fill a house with high priced furniture, and fancy artwork.. Top stagers may charge as little as $500 by swapping items from other rooms.

    Sellers shouldn't look at staging by seeing how much it will cost but how much more they could make. With the amount of houses for sale you might get the same amount but could possibly sell your property quicker. Depending on your particular situation a quick sale could be money in your pocket.

    Even sellers with limited financial resources can find ways to use a stagers expertise. Some stagers will do a consultation for about $250, which can include a written report that details what owners can do to stage a home themselves.
